Minnippi Claims Top Honours for ExcellenceOver the past 25 years, the suburb of Cannon Hill in Brisbane has undergone a remarkable transformation, evolving into a highly sought-after inner-city destination. We’re extremely proud to be a part of this evolution and to have built a community that represents best practice in sustainable placemaking.
As we reflect on the 25 years since the approval of the Minnippi development, we look back on the design and planning considerations that have made it the exceptional community it is today.
A Green Oasis: Nestled just 11 kilometers from Brisbane CBD, Minnippi seamlessly blends approximately 125 residential home sites with over 90 hectares of open space, an environmental habitat parkland, and a public golf course. This integration of nature and urban living is a key feature that sets us apart. The project has responded to the local context by carefully considering the surrounding environment and paying homage to its natural surrounds.
Eco-consciousness: One of the noteworthy aspects of Minnippi is its commitment to environmental preservation and enhancement. The project embarked on the remediation of a former landfill, successfully transforming it into a thriving habitat for the endangered Squirrel Glider. The Squirrel Glider population has seen remarkable growth, with their habitat doubling in size to over 60 hectares. Today we’re also home to an impressive tally of over 75,000 native seedlings that have replaced invasive weed species, restoring the natural ecosystem.
Sustainable Design: Minnippi features a diverse range of residential lot types, built in line with Sustainable Housing Design Guidelines. These guidelines promote energy efficiency, water conservation, and the use of environmentally friendly materials, ensuring the homes in Minnippi are not only aesthetically pleasing but also environmentally responsible.
Active Lifestyles and Community Engagement: Interconnected amenities such as playgrounds, shelters, drinking fountains, and park furniture are all linked by approximately 2 kilometers of paths and bikeways.
Water Conservation: The public golf course, a centerpiece of the development, incorporates a stormwater harvesting system, reducing reliance on potable water for irrigation operations.
Market Acceptance and Success: The market response to Minnippi has been overwhelmingly positive. The development’s unique offering of quality residential vacant land in the inner south-east rim of Brisbane, coupled with a diverse selection of dwelling types, has attracted buyers seeking a sustainable and connected community. Median house values have soared by a staggering 56.75% since 2017, surpassing the $2.5 million price band. The success of Minnippi’s sales has also facilitated the development of the public golf course, further enhancing the value and desirability of the area.
From the remediation of a former landfill to the doubling of the Squirrel Glider habitat, Minnippi has exemplified the power of sustainable practices in creating a thriving and green community.
